Nestd Villages is a scalable housing initiative delivering safe and secure affordable living in regional towns.

While each village will be unique in its character and resident mix, Nestd is focused on providing affordable and at-market rental housing for pensioners, single women, key/essential workers and people with a disability (SDA & SIL).

Villages will be located regional hubs and major towns situated close to the town centre and retail, recreational, medical and other essential services.

Nestd has established placemaking principles to maximise resident enjoyment, safety, comfort, ageing well in residence, care giving and integration with the local community.

Our Villages will deploy some of the latest technologies to help optimise project delivery, enhance resident experience and help meet our objectives for sustainable living and net zero emissions.

Do you own land?

We are always looking for quality land parcels in regional cities and major towns. Opportunities exist for Nestd to either acquire your property or to develop productive partnerships.

Our Village sites will be developed on acquired land from both government and private landowners.

Our impact on communities and lives

Through deploying Nestd Villages, it is our goal to:

  1. Reduce the risk of homelessness for older people, particularly women over 55 years old and low income pensioners. Women are the fastest growing group at risk of homelessness, and we are committed to providing access for older people to affordable and secure, long-term housing;
  2. Promote healthy living and ageing in residence. Liveable community and housing design will enable positive wellbeing as the village population ages;
  3. Build local jobs and the regional economy. Including employer incentivised worker accommodation and employment during and after development;
  4. Embed market-leading sustainability principles across the entire project; design, construction, Village operations and resident experience;
  5. Deliver consistent and sustainable financial returns to our parent charity, Kids Under Cover, to fund their continued work in the prevention of youth homelessness.
