We have three Stages of pre-construction; Feasibility, Design and Planning & Permits.

The initial Feasibility study costs $1,800 ex GST ($2,800 ex GST outside metro Melbourne) and includes a site visit, a review of the local planning requirements and controls pertaining to your land, consideration of siting options, decision on the chosen Nestd home, and quotations for the Design and Planning & Permits stages.

On your approval, the next stage of pre-construction is Design. It is during this Stage that we agree the design features for your home, agree any adjustments required, produce the schematic and content design documentation and site the home on your property.

Shortly after starting Design, we will also kick-off the Planning & Permits stage. This is when our experts prepare and submit your town planning application and respond to Council’s requests. We will coordinate all the necessary consultant reports, complete construction documentation, finalise all inclusions (including FFE, finishes, etc), complete structural engineering documentation (for the house and footings), and submit all reports and documentation to the Builder Surveyor (that we will engage) to review and authorise your building permit. Before the Building Permit is issued, the builder will have been engaged as they will be required to provide a copy of their build contract and insurance certificate.
